The ones that need doing today (not next week)
Pipe burst above, leak saturated plasterboard, ceiling came down. We remove damaged material, inspect joists, fit new 12.5mm tapered-edge boards, tape joints, apply 2-3mm bonding coat, then multi-finish skim. Takes 2-3 days including drying time. Insurance companies accept our quotes and timeline. Ceilings dry in 48 hours ready for paint.
Tenant damage, door handle impacts, removals accidents. We cut back to sound plaster, apply bonding undercoat if deep (>15mm), then multi-finish skim to match surrounding texture. Small holes (fist-size): 1-2 hours. Large holes (door-width): 3-4 hours plus overnight drying. We feather edges so repair's invisible after painting.
Walls cracked, bubbling, uneven from old blown plaster. We apply 2-coat system: bonding coat (8-10mm) on bare brick/block, then multi-finish skim (2-3mm) for smooth surface. Average bedroom: 1 day prep/bonding, 1 day skim, 2 days drying. Total 4 days site-to-paintable. We protect floors with heavy-duty polythene and remove all waste.
Pre-2000 artex ceilings likely contain asbestos (chrysotile). We're HSE-licensed for non-licensed asbestos work (under Control of Asbestos Regulations 2012). Steam-strip or overboard method. Steam-strip: soften artex, scrape, skim. Takes 2-3 days. Overboard: fix new plasterboard over artex, skim. Takes 1-2 days. We provide H&S method statement.
Blown render (hollow sound when tapped), cracks, damp penetration. We hack off loose render, apply scratch coat (sand/cement), then topcoat with waterproof render. Drying time: 5-7 days between coats. Finish options: smooth, textured, coloured. Stops water entering walls. Priced per m² (typical house wall: £40-60/m² including scaffolding access).
After damp treatment/DPC installation, you need salt-contaminated plaster removed and replaced. We hack off 1m above visible damp line, apply waterproof render (sand/cement/additive), then finish skim. Standard room: 2-3 days. Essential—old plaster wicks salts from wall, new paint blisters within months. We work with damp specialists' specifications.
